What salt does to a condenser
The outdoor unit's job is to reject heat through a huge area of thin aluminum fins bonded to copper tubing. Salt aerosol settling on those fins attacks the metal and the bond between dissimilar metals, a process called galvanic corrosion. Over years, fins pit and crumble, heat transfer degrades, the system loses capacity, and eventually the coil leaks refrigerant — usually the death of the unit.
Cabinets, screws, contactors, and circuit boards corrode too. In Baywood Park or Cayucos, we regularly see coastal units showing wear years ahead of identical inland installations.
Defenses, in order of value
- Rinse: a gentle fresh-water hose-down of the outdoor coil every month or two (power off) washes salt away before it eats anything.
- Placement: the leeward side of the house, out of direct onshore wind, ideally with some overhead protection — never fully enclosed.
- Specification: for homes near the water, order equipment with factory-coated coils (most manufacturers offer a coastal package) and stainless hardware.
- Maintenance: coastal homes are the strongest case for twice-yearly professional maintenance — corrosion caught early is treatable.
The buying implication
